Key facts and history
Industrial parks concentrate dedicated infrastructure such as roadways, railroad sidings, ports, high-power electric supplies, and large-volume water lines in one location.[1] A common feature of North American industrial parks is a water tower that holds water for firefighting and advertises the community's name and logo.[3] The idea of setting aside land through zoning aims to attract new businesses by providing integrated infrastructure and to reduce environmental and social impacts of industrial uses.[1] The performance of industrial park operators is important because infrastructure and service costs affect the competitiveness of manufacturing companies.[4]
In developing countries like India, industrial parks face difficulties including availability of a skilled workforce and clustering of radically different industrial sectors.[5] In these mixed-use zones, real estate companies manage industrial buildings that house businesses, and they earn income by renting ground-floor spaces to service providers like shops and restaurants.[6]

The Mid-Atlantic International Rail Industrial Park, located across Highway 74, backs a CSX main rail line and covers 1,100 acres.[7] A 2024 source describes the Delhi-Mumbai Industrial Corridor as a large program connecting Delhi and Mumbai through a network of industrial zones and high-speed freight infrastructure.[8] This corridor runs approximately 1,483 km through six states, with 24 industrial nodes proposed nationally and 6 mega nodes in Gujarat.[8] A 2019 article from PortCityDaily states that Brunswick County approved a $185,479 contract with Dewberry Engineers to design a water tower for two undeveloped industrial parks that are located near the Columbus County line.[7]
