Highbury House

Lore & Background

Highbury House was built in 1781 by John Dawes on the spot where Highbury Manor had stood. Over the next 30 years it was extended by new owners, firstly Alexander Aubert and then John Bentley, to include a large observatory and lavish gardens. The grounds started to be sold off in 1794. By 1894 Highbury House and its remaining grounds became a school. Finally in 1938 Highbury House was demolished and is now the site of Eton House flats (on Leigh Road), built by the Old Etonian Housing Association in 1939.

In Their Own Story

In 2009, the official opening of Highbury Square marked the end of one era and the start of another, presided over by Arsène Wenger. The project faced immediate challenges in its sales; Arsenal sold 150 flats to London & Stamford Property at a 20% discount to brochure asking price after dozens of 'buyers' failed to exchange contracts or complete. Despite these initial hurdles, the club cleared their conversion bill by 2010. The design was recognized for its quality, winning the MIPIM Special Jury Award in 2009. The complex now houses 650 flats, featuring a public footpath through the site that connects to the outside world, though it is often described as a garden square rather than an open courtyard due to limited sky exposure.

Reader's Guide

The site of Highbury House is now occupied by Eton House flats on Leigh Road. No trace of the original house remains above ground.
