The Spiral
A spiraling green skyscraper in Hudson Yards, Manhattan.
Each floor of the building has outdoor gardens that create a continuous green pathway spiraling around the facade, which is the origin of its name.[1] Bjarke Ingels Group, the firm that also designed West 57, was the architect for this building.[1]

Key facts and history
The tenants' lawyer was known for tying up cases on appeal, so Tishman offered a multimillion-dollar settlement to avoid a prolonged battle.[2] Acquiring the site cost Tishman Speyer $438 million.[3][2] A $1.8 billion construction loan for the project was provided by Blackstone Mortgage Trust in April 2018.[4][5]
What the cited sources add
A 2018 press release described The Spiral as a 2.8 million square foot trophy office building that was 28% preleased to Pfizer.[5] The same release stated the project had a total cost of $3.6 billion, with over $1.9 billion of equity invested.[5] The building is pursuing LEED Gold certification and prioritizes biophilic design focused on health and wellness.[6] The Spiral covers a full city block, bounded by West 34th Street, West 35th Street, 10th Avenue, and the park.[6]
On the 66th floor, the Clubhouse provides an open-air terrace, panoramic city views, a lounge, and food and beverage service.[1][6] Compared to other systems, the Bosch irrigation system in the building is engineered to conserve 4.5 million gallons of water annually.[1] Interior design services for the building were provided by Space Copenhagen.[1]
